WHAT'S THE NIE?

The NIE is an Identification Number for Foreigners. It is necessary to carry out any real estate operation in Spain.

DO I HAVE TO BE PRESENT AT THE SIGNING OF THE DEPOSIT CONTRACT AND/OR SIGNING OF THE DEED/ WRITING OF THE HOUSE BEFORE NOTARY?

DO I NEED TO APPLY FOR A LICENSE TO BUILD ON MY PROPERTY?

Yes, depending on the type of reform, the permits will be for major works (extension, structural reforms…) or minor works (partial reforms, modifications or displacements of the partition walls…). The requirements for obtaining the building permit and the concession periods vary in each case.

WHO IS GOING TO CHANGE THE NAME OF THE BILLS ASSOCIATED WITH THE REAL ESTATE PROPERTY THAT I HAVE BOUGHT?

IF I BOUGHT THE HOUSE THROUGH A REAL ESTATE AGENCY, SHOULD I HAVE TO PAY YOU A FEE?

No. As a general rule, the brokerage fees are the responsibility of the seller.

THE SURFACE OF THE HOUSING DOES NOT COINCIDE IN THE LAND REGISTER. WHAT SHOULD I DO?

The actual area must match the area recorded in the Land Registry. If there is any reform or extension of the home that is not reflected in the Register is the seller who must regularize this situation that have affected the total area of the home before the sale is formalized.

WHAT IS THE APOSTILLE OF THE HAGUE CONVENTION?

It is a stamp that is incorporated into the original documents issued by foreign countries to be valid in Spain.
